the grass in the renders is not included was made with blender particle system.
frame and windows are seperate objects so you can easily change the colors of the materials.
FBX and OBJ format have been tested in 3D max 2012 so you will have no problem with importing.
this model will be part of a larger set of similar type of structures, lets just say this model is going to have a lot of good looking siblings :)
