This is a massing of a large master planned community that was sketch plan approved to proceed in Santa Fe, New Mexico before the recession halted development.  Using the design principles of Prefurbia, compared to the grid-eon traditional neighborhood design it reduced infrastructure by 9 miles, provided 250% more park area, 300 more lots with an increase in average lot size, and eliminated monotony.  Total 3,000 units on 1,800 acres with 50% total land area in open space.  The commercial center has 1,000,000 square feet of commercial use.
